Accept Final Parcel Map Number 2019-106 and authorize the City Clerk to sign and seal the map.

BACKGROUND
The proposed Parcel Map has been prepared to subdivide a 13,750 square foot parcel into two new parcels of equal size (6,875 square feet for each parcel). The site is located on the west side of Bushard Street, about 230 feet south of Hazard Avenue. Currently, the property is a vacant lot; however, the subdivision does not include any development proposal on the new lots at this time. This process will allow each individual lot to be sold separately. Staff has confirmed that the proposed Final Parcel Map is in substantial conformance with the approved Tentative Parcel Map.
Pursuant to the provisions of the Subdivision Map Act and the City Municipal Code Chapter 16, Final Parcel Maps require City Council action for approval, denial, or modifications. Per Subdivision Map Act Section 66474.1, a legislative body shall not deny approval of a final or parcel map if it has previously approved a tentative map for the proposed subdivision and if it finds that the final or parcel map is in substantial compliance with the previously approved tentative map. Tentative Parcel Map 2019-106 was approved by the Planning Commission on June 19, 2019. All conditions of approval have been completed and approved by the Planning Division.
