BACKGROUND

The proposed Parcel Map has been prepared to subdivide and convert the existing three detached multi-family dwelling apartment units into condominiums. The lot is approximately 11,050 square feet and located on the south side of 18th Street, about 200 feet west of Monroe Street (8192 18th Street). The subdivision of the airspace will allow each individual structure within the lot to be sold separately. Staff confirmed that the proposed Final Parcel Map is in substantial conformance with the approved Tentative Parcel Map.

Pursuant to the provisions of the Subdivision Map Act and the Westminster Municipal Code Chapter 16, Final Parcel Maps require City Council action for approval, denial, or modifications.  Per Subdivision Map Act Section 66474.1, a legislative body shall not deny approval of a final or parcel map if it has previously approved a tentative map for the proposed subdivision and if it finds that the final or parcel map is in substantial compliance with the previously approved Tentative Map. Tentative Parcel Map 2017-145 was approved by the Planning Commission on May 16, 2018.
